    The first and foremost worst issue this building has is the level of noise. You would think Concert Properties might have invested in some solid soundproof glass for the windows but NOPE! This building is directly across from the Metropolitan Church, which legend has it, there's a crazy hunchback living in the steeple. The bells arbitrarily go off roughly 6 to 7 times a day (that I can count while being home off work hours) including morning noon and night. It's a chaotic cacophony worthy of ear plugs, but it doesn't stop there: tenants are also forced to hear the helicopters at the landing pad at St. Mike's, constant sirens from the EMS station down the street and bums screaming in the park (located in front the church directly across the street). Some nights I feel like I'm on Gaza Strip. This is not the place for anyone trying to live a normal life where you go to bed at a decent hour, or ever want to sleep in on a weekend. Luckily I can walk to work, and I thought the idea of coming home for lunches would be great. At this point, I'd rather walk around and spend $11 on sandwich than go home and be subject to the church bells going crazy for half an hour (yes even on a week day in the middle of the afternoon).

    In terms of everything else, my unit is a joke. I pay $1220 a month plus utilities (they recently had to switch from Enercare to Carma as their utility provider due to all the complaints but that's another can of worms) which are about $35 a month for someone who lives alone in 350 sq. ft showers maybe 10 mins daily, does minimal laundry loads and never uses the dishwasher (partly because it doesn't work and the maintenance cant fix it).

    The cupboards are made of plywood with a faux light, dated looking wood finish. Unfortunately the cabinets are all peeling off and prone to water spots. I clean water spots off the cupboards almost everyday and it only leaves streaks everywhere. The lighting fixture is a giant plastic gaudy looking rectangular bubble, and both the kitchen and bathroom lighting are florescent. I finally had to set up a make station in front my natural light because the bathroom light is SO HORRIBLE!!

    The counter tops are all an 80s looking shade of brown and strangely enough, they never seem to keep clean. The finish is matte so they always look dusty and spotty, even after cleaning.

    My final complaint is the thin walls. I can hear my neighbour do everything from watch TV, have sex, shower etc. I have made numerous complaints but have been told they will 'speak' to the tenant. Obviously there's nothing he can do about this daily living noises, but the music at 3 AM is my problem - yet nothing is done. When the frat boys across the hall from me had a raging party until 8 AM Sunday morning, I made a complaint after hearing them scream sing Iris by Goo Goo Dolls for the 4th time in a row. It was so loud I could hear them in my unit, with the door closed, ACROSS THE HALL! Finally after 2 hours the building's offsite security sent over some 5 foot tall Asian security guard who told the guys to please be quiet and stood there silent as they told him to beat it.

    In the summer there is a small area to BBQ. They have 2 BBQs for the entire building and no kind of organization for people to coordinate usage so it's a first come first serve located on the 5th floor. I stopped trying after my fourth attempt at facing a frustrated line up.

    The only good thing about this building is that it is close to a lot of things- I won't say the location is good because the area is very sketchy with lots of crackheads and homeless people. Even on my way to work I see them screaming, yelling and publicly urinating in the morning. Oh another good thing is the building puts out coffee for people in the mornings.

    I deeply regret ever having moved into this Hell Hole of a building. It is a total rip off.

    This building is not "new", it is run down. The elevators do not work and nothing is maintained. Management unresponsive; does not answer phone, does not return phone calls. The location is nasty - in the heart of Cracktown. There is no security. Junkies urinating in the doorways and roaming the halls. Criminal activity is relentless. My vehicle was completely destroyed in the underground "secure" parking lot and I had to sell it for scrap.

    Moreover, Jazz RIPPED ME OFF when I moved out. They signed off on everything being fine after the final walk through. And they owed me money for the interest on my deposit. But instead they sent me an invoice with all these crazy charges on it - to replace carpets and appliances and so on. And they threatened to attack my credit rating if it was not paid on a date that was prior to my receiving it.

    Jazz victimized me with ILLEGAL business practices. But I would have had to have taken them to both the Landlord Tenant Board as well as Small Claims Court to get everything settled. And I just wanted to put living there behind me so I paid them off to leave me alone which I guess is what they were counting on. They are crooks. I deeply regret ever having moved into this Hell Hole of a building. It is a total ripoff.

  • AN ABSOLUTE DISAPOINTMENT

    I just stumbled onto this site after moving from my currrent condo at 167 Church-Jazz. What a mess! Have had many problems since I moved in 3 years ago. Soemthing was always breaking or needed to be fixed. Carpets in our unit had this kind of funky sewage smell that we never could get rid of. We had to clean our condo completely upon moving in which delayed our move in date by about a week. We had to move into a hotel temporarily while WE cleaned our condo. We complained to the front office management, but as we should have expected, promises were made but nothing was ever done. We had to repaint our entire apartment and replace some of the faulty doors on our kitchen cupboards. The building has always had a parking shortage since we lived there. Street parking is no better. Security in the building is a laugh. Weird people hanging out in the lobby at odd times, and after we raised our concerns with the security guard and the front office, nothing was ever done. We later found out that there are some high end drug dealers living in this building and management is either too lazy or intimidated into doing absolutely NOTHING. Access to building amenities is a nightmare. Deposits just to use the facilities each time is a pain in the ass. Its like being held hostage. We just gave up and stopped using the facilities. We were also told by building management that we werent allowed to use the gym on the main floor due to a facilities charge or deposit/membership. We asked for clarification but were given very vague details and then were told it was a misunderstanding. Sounds more like they were just trying to gouge us for more money. Management treated us very badly, were rude most times and did not listen to or address our concerns. Overall, this supposedly NEW building is worse then some Regent Park apartments. We were unhappy the entire time we lived there and management just wanted our money and werent willing to listen to our concerns. My best advice to you should you consider living in this building is to save yourself the trouble and choose somewhere else. This is the worst building I have ever lived in since 1975. What a mess!

    Jazz was a great place to live. The unit was clean when we moved in and the building is always immaculate (they have 24-hour cleaning staff!). We had some minor maintenance needs in our unit (replace lightbulbs, etc.) and building management took care of it within a day. When they replaced the carpets throughout the building, management provided coffee and cookies in the lobby for the inconvenience. The location is amazing - one block from the Eaton Ctr, subway, and Yonge & Dundas square - and the price is comparable to other apartments in the area. No complaints at all about Jazz - would love to stay.

    Lived here for close to two years. Condition of my apt. upon move-in was unacceptable. Management turned a blind eye and told me too bad. Our stove didnt work, and it took us finally threatening legal action before they fixed it. This took three months. Carpets in unit were soiled and not clean. We took pictures of this and forwarded them to management. They tried to tell us we did it, but this was on our second day of moving in. They acknowledged it was like that before we moved in and promised to clean them for us. Almost two years later they did nothing. When we moved out they tried to stiff us with a cleaning bill for the carpet.

    Management is a pain in the ass. Not helpful and combative most of the time. A cash cow for the owners and a nightmare for the tenants.

    Anything I write would be ditto of just about all the negative comments already here. My main beef is with managements lack of attention to problems and security in the building. The service level and customer service is completely abysmal. I have been told by many other tenants in the building that this place has the worst management of any building. I made the mistake of not listening, now am I sorry! I have just moved out and have found a place that is almost half of what I was paying in this building and has so much more in the way of amenities.

    Overall I would NOT recommend this place to anyone. I wish I had listened to the warnings before I signed my lease. On my lease renewal they wanted almost 100 bucks more for rent. At that point I chose to find somewhere else to live. I am glad I did. Last I heard, the place now has a high turnover rate because of the many problems with the building as well as the complaints about management.

    Dont say you werent warned!

  • Probably the worst place I have ever lived

    Most of the negative comments in the previous reviews hit it right on the mark. Management are anything but helpful. Putting in a request for service or asking for help is like pulling teeth. Case in point: I asked for our kitchen cabinets to be fixed because the door hinges were sagging and one was broken. We noticed this a few days after we moved in. Management told us that it was not like that before and that we must have done it ourselves. What a total crock. I explained that this was the condition we received the apartment in and they would not budge. We also noticed that one of the toilets leaked badly from under the tank and were also told the same thing. In the end we had to pay for a plumber to come in and fix the toilet and also a carpenter to fix the cupboards. This cost us close to 450 dollars that we shouldn't have had to pay for. On top of this, we have complained numerous times about our neighbour throwing parties at all hours of the day and night and management flatly refused to do anything about it. Our time at this building has been less then enjoyable and I am glad we are finally leaving. My wife and I are just completing our final clean up and after going through the checklist provided by management, we have now been told it will cost us close to 1100 to move out. Apparently, cooking has caused some of the white paint in the kitchen/dining area to fade and they want us to pay 1100 to have it repainted and also to have our carpets cleaned. The carpets were stained badly when we moved in and we had them cleaned ourselves when we moved in. Now we are being blamed for the previous tenants mess and uncleanliness. Management of this building seem to be more interested in gouging its tenants for money and nothing more. They are NOT helpful and refuse to work with the tenants towards possible resolutions. I am now going to speak with my lawyer about possibly suing Jazz for our out of pocket expenses for the things they refused to fix. The rent they charge and what you get in return is a laugh.

    All in all, I would strongly recommend staying away from this building. It is full of problems, and management seems to be the biggest one. As for drug dealers, there does seem to be some sketchy people hanging around at times in the lobby and foyers areas. I have yet to see any security guards although I have been told they do exist.

    Spend your money elsewhere and get better amenities and service.

    It may look new and pretty but the building is over all cheaply made, super thin walls and hard to clean carpets. Management was not as helpful as i would have liked, some even rude. Right by the hospital and two churches so the noise was non stop. Not the safest area but the one good thing was the view.

    Overpriced building. Yes it's newly built, new appliances, convenient, en suite laundry units.
    Terrible contractors for building the place though. Cheap material. Walls are paper thin, can barely hang a picture frame.
    Practically everything broke within a month of moving in.
    Security appears to be good, but has been cases of break-ins.
    They don't deal with noise complaints very well.

    -Church Bells go off at the most random times, so if you're sensitive to noise, don't count on getting much quiet time.
    Overall, the building's aesthetically appealing. But looks can be deceiving.
    Honestly, if you can afford to pay the rent there, I'd suggests investing in another building.
    At least you'll be paying for better quality and still get a nice looking apartment.

    I love my appartment, because it's not only seconds away from school, but it is so close to the subway, the mall, and the St. Lawrence/ Front St. area. It is BRAND new with a fabulous gym facility, a boardroom, a study room, and a large party room leading to a balcony with barbeques! What more could you ask for? I love my place.

    Jazz has great management, and even better maintenance service. I've had only a few problems with my unit - as should be expected in a new building - but everything was promptly handled.

    It's more of an upper class building (less concierge/doorman), and includes a tendy jazz theme, xmas decor during the holidays, daily cleaning service in common areas, and (soon to-be) street level services like a drycleaner/starbucks/convenience store.

    I hear the prices are a lot more than when they were first selling. Most of the units remaining are 2 bedrooms starting at around $1,800.
