    Is it just me or is there construction noise almost ALL THE TIME living here? If it's not out on the street or TTC repair related, it's refurbishing units or whatever the heck they are doing in here. The loud obtrusive construction noise in the unit above mine seems to occur every few months or so, and while I know that they need to work during the day, I do not understand why the noise is allowed to continue after 5 pm. It's 6:30pm right now and the super loud drill is still going. The noise often starts early too around 8am. Maybe it's high turnover in the building I dunno, I just know it's very irritating and something you might want to take into account before moving her, especially if you work from home when the noise is almost constant, whether inside or outside.

    Sometimes Homestead Land Holdings employees forget who is "paying the bills."
    Including all the millions of dollars donated to charities by Homestead.
    Without tenants paying their rent, there would be no one to manage
    and they would be jobless and living in a homeless shelter.

  • Superintendent needs attitude adjustment

    My partner and I applied to live in this building with our daughter (toddler) only as there were no vacancy at 7 Jackes, our first choice. The super has been rude, condescending and lied to us so far. We asked about storage but were told there weren't lockers in the building. When I called her again and told her my friend in the building has a locker so there must be some, she denied ever saying any such thing with a very rude surly tone. She said that they were rented but I could be wait listed for one. When we applied, after pushing from her as "lots of others were interested", she told us it took one day to process the application. Well we went in on a Wednesday and by then I had found three other buildings I really liked but wanted an answer and all my papers and deposits back from Balfour so I could move on.I felt obligated to apply. Stupid me.

    She then told me we couldn't move into the apartment until the 5th as the floors needed to e done on the apartment. I called head office that day to see if we could work out a deal for the five days as I felt that was not good business practice. The head office called the super who called me furious that I went over her head. She repeated, "Like I said, there's nothing to do, take it or leave it. " All the while calling me to fill out the application all week. Strange rude woman.

    Now I feel stuck. I want to live there but the other buildings are in the same location, just as nice, supers seem nicer and they are cheaper. I want to live there but don't understand how Homestead could tolerate staff like that working there and scaring clients off. Residents I questioned in the parking lot or lobby all expressed distaste with the super and management and recommended I look elsewhere. If I just got good service, respect and amenities that work and I'm entitled to, I'm fine living there. The location, view and closeness to my best friend at 7 Jackes and another at 40 Pleasant (another building I"m considering) can't be beat. I don't know what to do or if I can change my mind as I've only applied, not signed a lease.

    Well the super informed me on Thursday evening that she had no answer on approval or rejection for me and "stop calling me, I have your number, I'll tell you as soon as I know". Well on Friday, she took the day off, so I called head office in Toronto who were polite and told us we were approved. When I called the Balfour super Monday afternoon, she told me she still had no answer from head office. I stressed to her the importance of apartment hunting and needing to know but she got angry with me again and the conversation ended without me telling her I spoke to head office already. That went over like a tonne of bricks last time. Would it be so hard for her to pick up the phone and do her job? Do we not have the right a week later to know if we are approved or not by her, the so-called superintendent? I am appalled as a professional myself and a well-educated woman, that Homestead would allow her to work there. Are they cost saving that much? Have they no idea the bad reputation Balfour is gaining? I have a friend of a friend that lives there and I have gotten emails from is galore telling me to rethink and not live there. Air conditioning aside, rude managers, heating problems and deaf ears when you are paying prime price seem not to matter to Homestead. I am not sure why and still confused at this point. I want to move in (if we do, with a good relation with the super and not the fear I feel right now to approach her).

  • Its not the Chiller, its the diesel generator

    The chiller is not the noise culprit - it is the diesel powered generator,that's that big white thing next to the chiller
    that is the culprit. Its noisy and it STINKS, regardless of open windows or doors.
    Remember what these diesel generators were used for 60 or so years ago

    This is specifically prohibited buy the CITY OF TORONTO BY-LAW No. 111-2003 and states
    591-2. General prohibition.
    No person shall make, cause or permit noise or vibration, at any time, which is likely to disturb
    the quiet, peace, rest, enjoyment, comfort or convenience of the inhabitants of the City.
    591-4. Prohibitions by time and place.
    A. No person shall emit or cause or permit the emission of sound resulting from any act
    listed in the table below if clearly audible at a point of reception located in a prescribed
    area of the municipality within a prohibited time shown for such an area.
    B. Prohibited periods of time.
    The prohibited periods of time as described in the table below shall be as follows:
    (1) 7:00 p.m. one day to 7:00 a.m. the next day, 9:00 a.m. Sundays and statutory
    holidays.
    (2) 9:00 p.m. one day to 7:00 a.m. the next day, 9:00 a.m. Sundays and statutory
    holidays.
    (3) 11:00 p.m. one day to 7:00 a.m. the next day, 9:00 a.m. Sundays and statutory
    holidays.

    Interestingly enough this bylaw includes A/C and generators among a host of other noise polluters

    Not only have tenants of 50 Rosehill complained but also those across the road and the condo adjoining 50 Rosehill
    thus its not a matter of "do you really think Homestead would give a shit about 10-15 apartments if the rest of the building was fine with it???"

    After 3 weeks of no air conditioner Homestead rented a chiller to temporarily appease outraged tenants. Now the air conditioner is working at about 50% capacity - NOT GOOD ENOUGH. And now, they are claiming that the Chiller is too loud and they made the selfish decision to turn it off at certain times in order to prevent the noise that they claim tenants are complaining about. My apt. isn't stifling but you do not get that "cooled" feeling. I'm above the chiller but 9th floor. It is noisy when you have your balcony door and windows open but when closed, it's not an issue. Obviously the people with apartments directly in front of it and a few stories up could be hearing significant noise, but seriously, do you really think Homestead would give a shit about 10-15 apartments if the rest of the building was fine with it??? If anyone believes that Homestead is doing this in the best interest of all tenants, after all that has happened, it's a total utter joke. Homestead can easily jump on the complaint of a few tenants for their own strategic gain. This comes on the heels of Homestead accusing tenants of vandalizing the chiller. Like seriously? What's next in the saga of the rental chiller - I can hardly wait. When are we ever going to have real working air conditioning again? Homestead agreed to take $250 off our rent for lack of air conditioning for about 2 weeks. Then a week later, still without air, we were sent a vague notice explaining that we would likely be compensated more, (as more time had elapsed) but they had to assess something or other. Now it's a month later and we have heard nothing about this increased compensation and all we have is a solution that is only about 50% effective. Why write and tell us stuff and then not follow up on it? What and where is the rest of this compensation??? So on a final note, nce again, if you are thinking of renting at 50 Rosehill Avenue .... DON'T. Go across the street to the apartments of Bretton Place. Not only do they have fair management that attends to their tenant's needs but they have a nicer pool and now they have a grass tennis court!!!! Okay, it's not real Wimbledon grass, but it's new and pretty and just another painful reminder of what we are missing out on by staying at 50 Rosehill Avenue.

  • tenants' health at risk while Homestead saves money

    Since Homestead bought this building, our privacy is invaded, and our needs go unheeded.

    Locks (deadbolts) have been removed from suite doors to give them easier access. There have been numerous excuses to enter the suites.

    Since June 26th, this building which advertises a/c has been without air conditioning through the longest heat wave we have experienced in years. This is not the first year that the "chiller" hasn't functioned properly in a heat wave, despite it being replaced within the last 5 yrs. But it is the first that we have been without a cooling system entirely. The attitude of the staff is: Well, we called the manufacturer and it is going to take time. Then there were promises of repair every 2-3 days, but the repairs never were successful.

    Since Homestead bought the building they have stopped venting and cooling the halls. They also stopped running the vents from the kitchens. Upon entering the building there is no air circulation. This has to be false economy. If the interior of this large building is left unvented and hot while a cooling system is expected to cool the building from the outside areas, ie. suites where the sun is strong, it puts a lot of stress on the system. I suppose that when the Smart meters are installed, the full cost of cooling the building will land on the tenants?!

    Temperatures in the suites have reached as high as 34 C degrees, and the humidity has been unbearable. How elderly tenants with limited mobility have survived, I don't know. Some tenants have bought and installed there own window units. For a building with over 200 suites, one vacant suite was designated as cool, with window a/c units and 4 (four!) chairs from the laundry room.

    When approached with a tenant concern or complaint, Homestead management staff seem to be programmed to do one of two things:
    - say they will look after it right away, but then don't complete the repair/replacement requested
    - refer to some past unsolicited improvement, and say that they are working it on and know it will take a while.

    The question still remains: Are they looking into it or are they stalling to save money? There are seldom apologies even when circumstances are truly uncomfortable.

    My family and I moved to Toronto and a friend at work recommended this building. Ha. I now realize he was an enemy.
    This building has so many flaws in it, we shall soon take our leave. After weeks of begging for AC (which I pay for) during an extreme heat wave, they managed to get a little rental AC. It has now died. Probably like the tenants, it could not stand the stress.
    I think it is lucky. It got out. We (the tenants still have to endure this lack of concern.)
    If you are contemplating this building, please reconsider. We were duped and I would not want that to happen to anyone else.
    Pay a little more and get something decent and most of all reliable. Get a Management that cares about you. It seems the almighty dollar is number one on Homestead Land Holdings mind. They probably realize they chose a real winner. Ha. DON'T YOU get taken in also!!!!!!!

    I haven't been at this apartment long but probably not going to stay either. Nice area and close to downtown for work but landlord doesn't get it. She is rude and often will not even return calls.

    I remember when home was a place you would retreat to and get away from work. Now I look forward to going to work for the airconditioning. Unfortunately the hours given to me were only 5 today. 0845-1:45. The Company does not have to worry about my being late as I am dripping water at my apartment and cannot sleep yet I lay in bed waiting to go to work for the AC. What a sad state of affairs. Homestead Land Holdings have managed to hold we tenants hostage. They promise various amenities however we never receive them. Just came home from a baseball game. It was colder outside and It was 35 degrees with the humidex. I now sit at my computer with my towel in hand as I am dripping wet, but I wanted to make sure ANY Person thinking about this building, please reconsider. You will be so sorry, You have been warned!

    This used to be a decent place. No more. The landlord is a borderline criminal joke. They can't screw up the location
    so that remains the only good reason to live here. The problems have been listed above. I will add one key point. The
    reason these idiots act the way they do is simple. There is a huge hole in the Landlord Tenant legislation which allows,
    even rewards, callous management. When they drive tenants out through deliberate or shoddy management, they win!
    This is because they can jack up the rent in an empty apartment to whatever they can get. Where's the incentive to hold onto good tenants? It doesn't exist. Tenants need to demand that the legislation be changed to eliminate this loophole.
    Government must become so frightened of tenant revolt that they actually do something about this. People-- put your
    energy in this direction.

    Friends who still live in this building have told us about the landlord's latest "save money at the tenant's expense" air conditioning "failure". We were long time tenants at 50 Rosehill and very happy in the building. Then the current landlord, Homestead Land Holdings bought it about 2 years ago. At first that seemed good, they were going to fix up some of the things that had become tired and worn. The the well respected and very industrious superintendents left after unreasonable treatement by the landlord. Things that once worked no longer did. Kitchen exhaust fans reversed flow when the temperatures were low blowing other people's second hand smoke and who knows what else into kitchens. Homestead people claimed to be working to respolve the problem (that had never belfor existed) and then it was revealled they were deliberately creating the problem to reduce heating costs. There are plenty of other examples. We waited it out for a year hoping it would get better but it got worse. Unauthorized and illegal entries into apartments without notice. Twice we heard a key in the lock and the door being opened only to meet a Homestead employee claining some "emergency" need to check or change smoke alarm batteries, even tho' thay had been changed a month earlier. Downright creepy. So we moved out and never looked back. This company has an attitide from the dark ages and opening told tenants if they didn't like it, they should move out. It was a very thinly (if at all) disguised agenda to flush out all existing residents so the landlord would be free to raise rents when units vacated.

    The landlord has absolutely no credibility and will say anything to make you go away all the while slyly reducing things like heat or ventilation to save money. They walk the line of legality and slip over it when they think no one will detect it and think nothing of blythly telling you they are working dilligently to fix a problem that the deliberatly caused to save money.
    Oh, yes, when you do lodge a complaint they tell you no one else has had any problems or complained even though we had seen copies of other tenants written and emailed complaints. .

    Bottom line? It is a bit difficult to belive that this type of landlord coudl legally exist and seeminglh thrive in today's world but they seem to.

    It is a very uncomfortable building to live in due to the behavour of the landlord. .

    This place is plagued with horrible management. They really don't care about tenants and only care about the money.

    The worst thing is no a/c during the summer - always breaking down and not working properly. Management doesn't care or doesn't want to listen to their tenants.

    Personally I think they are slow to fix any problems on purpose since new owners have bought and started retro-fitting the building, they want people to leave so they can raise rates.

    I would advise you go to any other building

    I've been living in this apartment for almost 3 years now and I have to say - there have been more hassles in this building in the 3 years I've been here - than in all my 13 years of renting. Constant interruption to one's living space. There is always something wrong or needing repair or some type of interuption (like access to apartmnent, water shut off, alarms, etc..). The current issue today that we (as tenants) face is the lack (no) air conditioning during a heat wave (where the temperature is reaching 40-42 with humidity).. This company is so cheap that they are willing to make their tenants suffer than spend the money to get the AC fixed in a timely manner. Why do I stay? Believe me, it is only a matter of time. Because of this horrible experience with this building (company), I have been completely motivated to buy my own place.

    In summary..... DON'T LIVE HERE!

    Avoid this building at all costs- landlord/management company are happy to put the health of tenants at risk by shutting off ventilation, resulting in air from other units flowing back into your unit. If you don't smoke, be prepared to start, because you certainly get your fair share of second hand smoke. On top of this heating and a/c conveniently "malfunction" when needed the most (including the recent heat wave), and the company plays games with the tenants over when it will be restored. Building manager is pompous enough to throw out people's mail should it make the mistake of being seen in the lobby, including delivery notices. These people are crooked, and on top of this, the apartment with everything running fine is barely worth the high rent; STAY AWAY IF YOU'RE SMART.

    Overall, the place is well kept. The management is not the best to deal with and work orders take longer than normal to complete. Since I have been here (2006) the air conditioning system has not worked properly each year. This year has been the worst as it hasbee non theblink since Jun 28.

    There have been thefts from the laundry room and manageement has refused to install cameras. And lastly, management does not give annual interest cheqes for the last month's security deposit. You have to prod them foryour money.

    As a tenant at 50 Rosehill, I am taking the liberty of writing to advise that, despite what you may have been told, we continue to suffer through this heat and humidity, without the benefit of air conditioning for which we are paying.

    Homestead Land Holdings claims to be trying to remedy the situation as we are in week 3 of no air conditioning, but it seems incredible to understand that nothing beyond a "cool suite" and a paltry $250 refund on August rent is available to alleviate the discomfort of tenants.

    Moreover, bear in mind that Homestead successfully argued for above guidelines rent increase this year, has publicly advised us that it plans to pursue a similar rent increase in each of the next two years and has admitted further that, in an effort to reduce cost, it reverses the air intake during the winter months so that fumes and odours from individual apartments enter other units. Heat - though ostensibly individually controlled in each apartment - does not rise above 72 degrees, regardless of the setting of the thermostat - and 72 degrees would feel balmy compared to the 68 degrees (and less) we have endured in some winters, resorting to turning on our oven to get warm.

    As individual tenants, we have little recourse. This is an untenable situation. It is difficult to fathom that a company that boasts multi-million dollar profits could not find a solution - even a temporary one - in the more than two weeks it has had to deal with this situation. Added to that, the air conditioning was a problem last summer as well, albeit for a shorter period of time and seems to recur whenever there is a heat wave. It appears very suspicious that whenever heat or air conditioning are needed, there are "problems" with providing those fundamental services.

    Moreover, the Homestead representative has admitted to throwing out courier slips so that tenants do not get notice of delivery attempts and the "office' refuses to accept any deliveries on tenants' behalf. The "Super" isn't and won't do anything above what is required per work order - no customer service here, even though many of the tenants are elderly and need some assistance from time to time.

    The result is that good tenants are moving out - much to Homestead's delight. It means they can boost the rent and lease the units to more transient tenants, sometimes as many as 6 to a 2 bedroom unit. The quality of our tenants is diminishing to resemble the quality of the building management. This is a sorry state of affairs and, if you want to live in this area, you are advised to look across the street at Jackes Avenue. The rents are comparable, the service is not.

    We're still without air conditioning. This will mark week 3. We've just received our 3rd notice stating it will re-instated in the next 24 hours but who can believe anything they say. If we're going to receive a higher credit for rent for this situation, why can't you just tell us what that is instead of saying "please note that further consideration, over and above the announced credit to your rental account, will be given out once we have achieved resolution in this matter and understand the extent of the interruption to the air conditioning supply." Why do you need resolution? Is this yet another false promise? The damage has been done and it's been nearly a week since you issued that initial credit and it's continued to be hot enough in the suites to make it VERY uncomfortable to tenants and pets.

    Besides the air conditioning issue, I have also experienced issues with security here. One night my purse (and my apt. keys) were stolen after being out on the town and I came back to the apt. at around 2am thinking no worries, I live in a building with 24 hour security, I can get let in. I tried dialing the mngt. office that was right in view from where I was on the ground floor, but the door was closed and no one was in sight and no one answered. I tried calling the super and assistant and even other numbers that seemed like they might be able help. I stayed there for about a half hour trying to get in, but no one came by and there was no number posted up telling me who to call. I was very upset as I knew my pets were in there and I'd been gone since 3pm the day before. I was extremely lucky that I was with a friend who had a place I could stay at because otherwise I don't know where I would have slept. The next day I found out there is a number that you can call to get however is on duty to help but that number wasn't posted anywhere in the lobby or even the whole first floor. Not very helpul.

    Another issue with this apartment is that the laundry room is only open from 8:00am to 9:30 pm even though you need a key to get in. For people who work long hours this is very inconvenient.

    There has been loud construction starting at 7am for the past 2 months. Although it's cooler in the morning which can help cool down the hot apartments with no A/C, I can never open the windows because the noise is so loud and annoying.

    It struck me today that the way this apartment is being managed, and the overall tone within, no longer matches the great area that it is located in, both in terms of the beauty of the area and the affluence of the area. The latest situation with A/C and how it's been handled is truly astonishing and makes you as the tenant feel like, the last laugh is on you.

    Guess what
    STILL NO A/C and we are in another heat wave

    When will HLHL get this right and look after loyal tenants

    This used to be a wonderful, if dowdy building, with very responsive management and support staff.
    However, since the change in ownership 2 years ago, Homestead, that has changed things completely. We have lived in construction chaos fairly regularly - balconies, window replacements, work on the garage that had displaced many from their parking. On top of that there is no after hours support staff for apt. emergencies, such as burst taps! Plus, above guideline rent increases! The current situation of no A/C during an extreme heat alert last week, continuing into our new heat wave is totally unbelievable and unacceptable! Last week, Homestead, the owner/management, claimed to be working diligently to seek a resolution to the problem, in the same paragraph as they told us that they may not have a solution for up to a month. They just don't seem to recognize the significance of this to their tenants!

    Extremely stressful place to live!
